Clovis houses split three ways: older wood and stucco near Old Town, the newer builds north of Herndon, and the ranch and acreage lots as you move east. New stucco still needs a real wash before it takes paint. Older wood still needs the failed film off the siding, not a coat on top of it.

West and south elevations take the worst of the year. We look at those first, then the eaves, then the trim that has been soaking up irrigation overspray. The bid lists the repairs. It does not hide them in a lump number.
